HOMEOWNER'S ASSOCIATION
Minutes of Annual Meeting
January 11, 2005

The annual Inverness Homeowners Association meeting was held at A. K. Suter Elementary School and was called to order by Board President Kurt Larson at 7:05 p.m. A quorum was present. A PowerPoint presentation reviewed the following, and included names of residents deserving thanks for participation:

Accomplishments

  • 2004 Patriotic Parade - July 3rd - Expected 25 people/achieved 150+, plans to continue '05
  • Newsletters - two were published & distributed.
  • Website - Initiated & maintained by Linda Larson, positive influence on property values
  • Workday and Barbeque - Dec. 4th, dozen residents worked: entrance area post-Ivan clean-up, all residents' bar-b-q (Semoran Circle), ESP of Pensacola provided grill, HOA provided burgers & buns
  • Fence Replacement - in progress
  • City Grant - awaiting final approval of $10,000 award toward fence replacement
  • Finances - Inverness Homeowners' Association is financially Sound. Treasurer Jerry Mintz reported that we began the year with a starting balance of $32,512.79 and prior to recent expenses toward fence replacement, an ending balance of $37,347.90.
Major Upcoming Expenditures

  • Fence Replacement - We have applied to the City of Pensacola for a grant in the amount of $10,000.00 for public right-of-way improvements. To receive final approval January 20, 2005.
  • Sprinkler System repairs
  • Landscaping Repairs - to follow completion of fence, expected to be done in stages.
  • Airport Construction - Construction is six months behind schedule for completion of east/west runway. North/south runway will begin in approximately 8 to 12 months.
  • Spanish Trail Extension - News has been circulating that the City wanted to sell portions of the property along the Spanish Trail extension for the purpose of building new homes (more specifically, the land along Baldwin Avenue, parallel to Inverness Drive). A HUGE thanks to Dave Hemphill, who took the time to research the issue and, thankfully, brought it to a quick halt. Apparently the land is considered "public use"; and thus unavailable to sell.
Challenges

  • Completion of Fence Project
  • Rebuilding from Ivan
  • Maintaining Property Values
Goals/Ideas for 2005

  • Welcome Committee
  • Quarterly BBQ
  • Block "captains" to assist with Emergency Notifications
  • Placement of signs indicating new information on website
  • Information Sharing
  • Neighborhood Directory
  • Property Rights Protection
  • Maintaining Property Values thru compliance with Covenants
  • Creating the type of community we want to live in
Open Forum Discussion - Homeowner's Input:
  • Use caution removing debris to curbs - last FEMA pickup Jan 15.
  • Road resurfacing throughout subdivision was halted by Ivan, City plans to continue.
  • "Oxford Speedway" - City avoids speed bumps (liability). Suggest directly talking to offenders and to forward license plate numbers to police dept.
  • Safety Issues - Reminder motorized scooters are not legally allowed on roads.
  • Sidewalk repairs - Residents asked to approach contractors who caused damage.
  • Street Parking - To post a request for avoid when possible. Kurt to follow up boats out front.
  • Inverness Ct. parcels: - City dropped plans to cell 2 parcels, as land is not surplus or right of way.
  • "Green Belt" - Desire to secure woods by converting city woods to public nature area. Plans are to support Adventures Unlimited for promotion. The City has abandoned plans to construct a Summit/Bayou road extension.
  • Residents express thank you to Board for neighborhood gatherings (parade, work day, picnic)
The meeting was adjourned at 8:10 p.m. Immediately following, the following officers were elected by Board members for 2005:
